WINTER 2013

Termite Inspection:  The annual termite inspection around all townhomes and Common Area throughout the community has been scheduled for the middle of March as follows: March 13th: Autumncrest Drive; March 14th: Hearthwood Court; March 15th: Saddlegate Court.

Front Railings:  The front railing project will resume when warmer Spring temperatures return. The various conditions of the front railings on all units continue to be reprioritized. The progression of the project continues to be dependent on weather conditions, and primarily, as finances allow.

Tree Trimming:  Trees throughout the community are being trimmed and will be completed by the end of February. Some trees may be subject for complete removal to get them away from the roofs and the exterior sides of townhomes. The optimum time to have the trees trimmed is during their dormant period before the warm Spring temperatures return.

Annual Meeting:  The Board of Directors would like to thank all Members who attended the Homeplace Annual Meeting in January. The comments and feedback are much appreciated. Membership re-elected Hayden Carter, Paul DaBruzzo, and Max Cole each for an additional three year term.

Rear Decks:  After a recent walkthrough of the community rear decks were observed being used for outside storage. Rear decks, including the area underneath, and on the ground adjacent to the entire rear deck structure, are not to be used for outside storage. All items should be stored in the utility closet on the rear deck or inside the townhome. Trash and recycle containers are to be stored upright in an orderly fashion at the rear of the unit, not the side of the unit, with lids secured at all times. Where space is available, trash and recycle containers may be placed underneath decks.

Pine Needles:  Application of pine needles throughout the Common Area and around all townhomes was completed by the beginning of February. Please submit a Work Order for any area that needs to be addressed or may have been overlooked.

Winter Pruning:  Bushes and shrubs throughout the community were pruned and completed during the month of January. Some pruning of bushes and shrubs may appear to have been severe so they no longer rest against or attempt to climb up, on, into, or through, Homeplace units, stoops, steps, railings, or downspouts.

Gutter Cleaning:  The annual gutter cleaning, including downspouts, for all townhomes throughout the community was completed the second week of January. Gutters will be addressed on an individual basis, upon receipt of a Word Order, until the next scheduled community cleaning next Winter.

Payment Coupons:  Payment coupons for 2013 monthly Association dues were mailed to all homeowners and should have been received the first week of January. Any homeowner who has not received their 2013 monthly Association payment coupon booklet should contact the management company.

Reminders:  The Board of Directors usually meet on the fourth Tuesday every other month. All homeowners who wish to discuss a community concern at one of the scheduled Board meetings are asked to please contact the management company one week in advance to be added to the agenda.
