SUMMER 2011

Changes:  The contract with Prestige Management Group for management services will end on September 30th. Notification from the new management company will be received in the very near future with information and direction regarding this time of transition. Please continue to notify the current management company with any work order requests through the end of September. When the last week of September arrives there may be a slight delay with work orders as all files and information will be in process of being transferred to the new management company so they can begin their management services effectively on October 1st. The Board thanks you in advance for your patience during this transitional time.

Service:  The Board of Directors would like to thank James Boggs for his five years of service as a Board member of Homeplace. Over the past five years James served as President during his tenure.

Landscaping:  The compliments regarding the new landscapers who began their work in April are well appreciated. Their initial primary focus in rejuvenating the lawns and addressing the overgrowth in the flower beds and natural areas has been successful. Pruning of the shrubs was completed before mid-summer due to an above average wet Spring that promoted a rapid blooming and growing season. Plantings that are identified to be resting against or attempting to climb up, on, into, or through, Homeplace units, stoops, steps, railings, or downspouts continue to be addressed. Within the past few weeks the shrubs throughout the community have been pruned again. Aerating and reseeding the lawns will occur sometime during the Fall when conditions are appropriate. Application of pine needles in all areas is being considered; however, may not occur until all leaves have completely fallen. As a reminder, no mulch may be put down due to its nature for termite attraction and breeding.

Front Railings:  The front railing project continues. All units have been inspected and prioritized into four groups. Due to the various conditions of the front railings on all units, the project will not be able to be done on a per building basis and units will be addressed on a prioritized individual basis. The progression of the project will be dependent on weather conditions, and primarily, as finances allow. During the transitional period of changing management companies significant delays with the progression of the project are not anticipated.

Sanitation:  Trash and recycle containers still continue to remain in front of the units days after pickup. Should trash and recycle containers continue to remain in front of the unit homeowners will be notified. It is expected every week to have all trash and recycle containers returned to the rear of the unit, not the side of the unit, by 7pm, the day of pickup.

Rear Decks:  Rear decks, including the area underneath, and on the ground adjacent to the entire rear deck structure, are not to be used for outside storage. All items should be stored in the utility closet on the deck or inside the townhome. Trash and recycle containers are to be stored upright in an orderly fashion at the rear of the unit, not the side of the unit, with lids secured at all times. Where space is available, trash and recycle containers may be placed underneath decks. Grills may be stored neatly on the rear decks.

Reminders:  The Board of Directors meet on the third Tuesday every other month. All homeowners who wish to discuss a community concern at one of the scheduled Board meetings is asked to please contact the management company one week in advance to be added to the agenda. As always, please refer to the General Community Guidelines that are addressed most often regarding Homeplace at Adams Farm for non-compliance.
