SPRING 2012

Termite Inspection:  The annual termite inspection around all townhomes and Common Area throughout the community was completed the middle of February. There were no reported areas of concern found on the property.

Landscaping:  Pruning of all shrubs and bushes was completed during the Winter. Some bushes and shrubs may have appeared to be severe; however, this was necessary to keep the foliage appearing overgrown during the blooming and growing season. The application of pine needles in all areas throughout the community was done in two phases also during the Winter. The first phase addressed putting pine needles down throughout the entire Common Area of the community excluding the flowers beds adjacent to each townhome. The second phase then addressed putting down pine needles in all flower beds adjacent to each townhome once the annual termite inspection was completed. As a reminder, now that the warmer Spring temperatures have arrived, homeowners and residents may not put down mulch with personal plantings due to its nature for termite attraction and breeding. The pruning of shrubs and bushes will begin in the early part of Summer and progress as weather conditions allow.

Gutter Cleaning:  The annual gutter cleaning, including downspouts, for all units throughout the community was completed in February. Gutters that were identified in need of repair have been addressed and completed. Gutters will be addressed on an individual basis until the next community cleaning next Winter after all leaves have fallen from the trees.

Annual Meeting:  The Board of Directors would like to thank all Members who attended the Homeplace Annual Meeting in March. The Board appreciates the comments and feedback. Membership re-elected Barbara Baker and Frank McCormack each for an additional three year term and your Officers for 2012 have been updated on the Homeplace web site Contact Us tab. Four vacancies on the Board of Directors remain open. Any homeowner who has an interest to be a member of the Board, please contact the management company regarding your interest.

Tree Trimming:  Community wide trimming of trees began in April and continues. It is expected to be completed by the beginning of Summer. Some trees may be subject for complete removal to get them away from the roofs and the exterior sides of townhomes.

Front Railings:  The early warmer Spring temperatures helped resume this project sooner than anticipated. The various conditions of the front railings on all units continue to be reorganized and reprioritized and are being addressed on a per unit basis. The progression of the project continues to be dependent on weather conditions, and primarily, as finances allow.

Sanitation:  Trash and recycle containers still continue to remain in front of the units days after pickup. Should trash and recycle containers continue to remain in front of the units homeowners will be notified and subject to fines. It is expected every week to have all trash and recycle containers returned to the rear of the unit, not the side of the unit, by 7pm, the day of pickup.

Reminders: The Board of Directors meet on the fourth Tuesday every other month. All homeowners who wish to discuss a community concern at one of the scheduled Board meetings is asked to please contact the management company one week in advance to be added to the agenda.
