FALL 2012

Landscaping:  Pruning of shrubs was needed again due to the above average late Summer and Fall precipitation and has been completed. Plantings that are still identified to be resting against or attempting to climb up, on, into, or through, Homeplace units, stoops, steps, railings, or downspouts continue to be addressed. Aerating and reseeding the lawns was also completed to promote growth when the warmer Spring weather arrives. As a reminder, no mulch may be put down due to its nature for termite attraction and breeding. The services contract with the landscaper has been renewed for 2013.

Front Railings:  The front railing project continues and is shy of being half way complete. With much cooler seasonal temperatures setting in, the project may temporarily be put on hold until warmer Spring temperatures resume. The various conditions of the front railings on all units continue to be reprioritized. The progression of the project continues to be dependent on weather conditions, and primarily, as finances allow.

Sanitation:  Trash and recycle containers still continue to remain in front of the units days after pickup. Should trash and recycle containers continue to remain in front of the units homeowners will be notified and fines may be assessed. It is expected every week to have all trash and recycle containers returned to the rear of the unit, not the side of the unit, by 7pm, the day of pickup.

Payment Coupons:  Payment coupons for 2013 monthly Association dues were mailed to all homeowners and should be received no later than January 15th. Any homeowner who has not received their 2013 monthly Association payment coupon booklet by that date should contact the management company.

Gutter Cleaning:  The annual gutter cleaning, including downspouts, for all units throughout the community will be scheduled during the Winter when most, if not all, of the leaves have fallen from the trees.

Termite Inspection:  The annual termite inspection around all townhomes and Common Area throughout the community will be scheduled some time during the Winter months.

Pine Needles:  Application of pine needles will be scheduled during the Winter months when most of the leaves have fallen from the trees and have been removed. The pine needles will begin to be put down in the Common Areas farthest from all townhomes first. When the annual termite inspection has been completed pine needles will then be put down around all townhomes.

Winter Pruning:  Pruning of all community bushes and shrubs will be scheduled during the Winter. The optimum time for pruning is during the coldest period of the Winter while their growth is dormant. Some pruning of bushes and shrubs may appear to be severe to no longer have them resting against or attempting to climb up, on, into, or through, Homeplace units, stoops, steps, railings, or downspouts.

Tree Trimming:  Trees throughout the community will be scheduled to be trimmed during the Winter. Some trees may be subject for complete removal to get them away from the roofs and the exterior sides of townhomes. The optimum time to have the trees trimmed is also during the coldest period of the Winter while their growth is dormant.

Annual Meeting:  The Annual Meeting will be scheduled for the middle of Winter at the Adams Farm Community Church on Mackay Road. Confirmation of the Annual Meeting date will soon be forthcoming to all homeowners.

Happy Holidays:  Wishing you Happy Holidays with family and friends and a Happy and Healthy New Year in 2013. Please remember to place your live Christmas trees by the mail stations the morning of trash collection day by 7am. Please remove all lights, ornaments, wire, tinsel, and tree stands. Trees that are over five feet tall should be cut in half or into manageable pieces. Please do not place trees in a trash or recycling container. State law requires all yard waste, including Christmas trees, to be disposed of separately from other items. The landscaper will not remove Christmas trees from the property as this service is provided by the City of Greensboro on the day of trash collection.

Reminders:  The Board of Directors meet on the fourth Tuesday every other month. All homeowners who wish to discuss a community concern at one of the scheduled Board meetings is asked to please contact the management company one week in advance to be added to the agenda.
